Best and worst neighborhoods in Spring House

Alright, It's a a small town city with about 5,068 people. Poverty rate is 2.7%, which is pretty low. Traffic can be rough during rush hour, no sugarcoating that. Is this normal for Spring House? The weather takes some getting used to. It's a very car-dependent city, for better or worse.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a accountant, 41, moved here 12 years ago from Portland. I've lived in The Heights and Riverside, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Lots of new development happening
3. Lots of family-friendly activities
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Homeless population growing downtown
2. Far from beaches/mountains
3. The nightlife situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- The Heights: Great for retirees. hit or miss vibes, walkable.
- Riverside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Portland, everything felt decent. Rent is about /mo. Groceries are growing. Gas is competitive. You can live comfortably on $80K-$90K here.

**Final verdict:**

Public transit is average here. You'll probably need a car for most things. the quality of life is solid.

Moved here from LA about 2 years ago. it's exactly what I was looking for. Still getting used to cost of living but Definitely worth checking out..
