How much do you pay for rent in Spring House?

Hi all, Homes are going for about $668,400 on average. Median household income is $178,068, which feels pretty solid for the area. Average temperature is around 54--F, so expect cold winters. Cost of living is definitely rising, but still manageable. It's changing fast -some good, some not so much. The weather takes some getting used to.

Pros:
- Low crime in most areas
- Good schools
- Strong sense of community
- Active local events

Cons:
- Limited public transit
- Lack of diversity
- Far from major airports
Anyone in a similar situation? Any help is appreciated. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. There's a real sense of community in certain neighborhoods. There's a real sense of community in certain neighborhoods. We moved here with our family and I'm still on the fence after all this time. Schools in Pine Hills area are decent. Kids love it here.

Bought a house here in 2017 and I love the pace of life here. Property values have gone down slightly since then.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 57, moved here 6 years ago from San Francisco. I've lived in Fairview and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Low crime in most neighborhoods
3. Good airport with direct flights
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Limited shopping options
2. Homeless population growing downtown
3. The cultural scene situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for retirees. underrated vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Francisco, everything felt excellent. Rent is about /mo. Groceries are stable. Gas is competitive. You can live comfortably on $70K-$100K here.

**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Hot take but I wouldn't want to live anywhere else right now. I know a lot of people disagree but after 13 years here, that's my honest assessment.

OK so I've been meaning to write this for a while. I moved here 6 years ago from Austin and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 1-bed in Oak Park. It's excellent for what you get.

Jobs: The market is established right now, especially in manufacturing. If you're in education you might struggle.

People: Generally hit or miss. It took about 8 months to build a solid friend group.

Food: tough. Tons of options if you like Mexican.

Would recommend to anyone considering it..

Came here for work and stayed because it's exactly what I was looking for. The traffic is honestly challenging and I don't see that changing anytime soon.

Hot take but it's improved dramatically in recent years. I know a lot of people disagree but after 6 years here, that's my honest assessment.

Depends on what you're looking for honestly. If you want nightlife, then yeah this place is great. But if job market matters to you, might want to look elsewhere.
