Is it worth buying in Spring Valley CDP (San Diego County)?
So, With a population of 32,215, Spring Valley CDP (San Diego County) is a smaller city. Poverty rate is 9.6%, which is pretty low. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus. What neighborhoods would you suggest? Downtown has improved a lot in recent years. The weather takes some getting used to. It's a very car-dependent city, for better or worse.

Great question. I'll try to be comprehensive here.
I'm a marketing manager who relocated here from Minneapolis about 8 years ago. The main reasons were retirement and weather.
Pros I've experienced:
- Strong job market in several industries
- Affordable housing options
- Good airport with direct flights
Cons that are real:
- Traffic during rush hour is rough
- Limited shopping options
Financially, we've found it underrated compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are stable, gas is hit or miss.
Socially, it's not perfect but it works for me. It's not for everyone but it works for us..

OK so I've been meaning to write this for a while. I moved here 13 years ago from Minneapolis and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in Downtown. It's improving for what you get.
Jobs: The market is growing right now, especially in real estate. If you're in engineering you might struggle.
People: Generally improving. It took about 18 months to build a solid friend group.
Food: challenging. Tons of options if you like Korean.

I've lived in Springfield for about 14 years now, so I can give you a pretty detailed perspective.
I have mixed feelings honestly. When I first moved here from San Diego, I was surprised by job market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Nice parks and green spaces
- Close to major attractions
- The traffic scene is improving
The downsides:
- Not a lot of cultural diversity
- Far from beaches/mountains
Overall I'd rate it 5/10 for couples. Give it a chance - it might surprise you..
