Rent in Spring Valley CDP (San Diego County) getting crazy
So, I work in construction and Median household income is $104,808, which feels pretty solid for the area. The median home value here is around $645,300, which is pretty steep. It's not perfect, but the community is solid. Let me know your thoughts. Looking forward to hearing from you all. I'd say it's better for families than young singles. OK so I've been meaning to write this for a while. I moved here 12 years ago from Raleigh and here's my honest breakdown:
Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 2-bed in Eastside. It's tough for what you get.
Jobs: The market is developing right now, especially in tech. If you're in tech you might struggle.
People: Generally solid. It took about 11 months to build a solid friend group.
Food: decent. Tons of options if you like BBQ.
Would recommend to anyone considering it..

I've been in Westside for 1 years. Moved from Phoenix for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2018 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.
**Employment:**
manufacturing is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is excellent - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Westside schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Dating scene is rough. And nightlife can be frustrating.
**Bottom line:**

Real talk - this place is not for everyone, and I think that's OK.
If you value healthcare, you'll love it. The outdoor recreation is genuinely pretty good and I've found I genuinely enjoy living here. My neighborhood (Midtown) is manageable and I feel safe walking around at night.
But if you're coming from Seattle, be prepared for the culture shock. housing market is completely different here. And Rising rent and home prices.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Pros I've experienced:
- Good schools in most areas
- Decent public transit for the size
- Diverse dining options
Cons that are real:
- Not a lot of cultural diversity
- Dating scene is rough
Financially, we've found it average compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are growing, gas is solid.
Socially, it's been a really good experience overall. Give it a chance - it might surprise you..
