What I wish I knew before living in Springdale

OK so Crime rate is something to consider -Springdale sits at 222.3 per 100K. Traffic can be rough during rush hour, no sugarcoating that. Would love some local perspective. The suburbs are where most families end up. Downtown has improved a lot in recent years.

OK so I've been meaning to write this for a while. I moved here 11 years ago from LA and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Riverside. It's excellent for what you get.

Jobs: The market is reasonable right now, especially in manufacturing. If you're in finance you might struggle.

People: Generally solid. It took about 13 months to build a solid friend group.

Food: better than expected. Tons of options if you like craft beer.

I've been here 9 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is food scene. It's developing and it affects daily life more than you'd think.

That said, the public transit is legit. And if you're into golfing, this place is decent.

Neighborhood matters A LOT here. The Highland side vs the Downtown side are basically different cities. Make sure you visit both before deciding.

I've been in Eastside for 4 years. Moved from Boston for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.

**Employment:**
real estate is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is pretty good - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Eastside schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Can feel isolated. And pet-friendliness can be frustrating.

**Bottom line:**

Real talk - this place is not for everyone, and I think that's OK.

If you value job market, you'll love it. The safety is genuinely average and I've found it's improved dramatically in recent years. My neighborhood (East) is wild and I feel safe walking around at night.

But if you're coming from San Francisco, be prepared for the culture shock. walkability is completely different here. And Chain restaurants dominate.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
