Rent vs buy in Springdale -what makes sense?

First post here. Household incomes average around $179,531 in Springdale. Honestly, I think it's a great place if you know where to look. Anyone in a similar situation?

Moved here from Houston about 5 years ago. the quality of life is solid. Still getting used to cultural scene but No regrets on my end..

Used to live on the Fairview side, now on the Downtown side. Completely different vibe. it's improved dramatically in recent years.
