Affordable areas near Springville?

So, Poverty rate is 5.2%, which is pretty low. It's a very car-dependent city, for better or worse. The food scene here is surprisingly good. Should I be concerned? I'd say it's better for families than young singles.

OK so I've been meaning to write this for a while. I moved here 5 years ago from Raleigh and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 3-bed in Highland. It's challenging for what you get.

Jobs: The market is manageable right now, especially in real estate. If you're in hospitality you might struggle.

People: Generally average. It took about 11 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like Southern.

Good luck with whatever you decide..

As someone who grew up here, it's improved dramatically in recent years. A lot has changed in the past few years though. community vibe used to be much affordable but now it's average.

I've been living here for 13 years and I'd say it's not perfect but it works for me. The outdoor recreation is surprisingly good compared to other places I've lived. Overall Happy to answer more specific questions..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 13 years. Moved from Salt Lake City for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2021 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.

**Employment:**
government is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is pretty good - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Can feel isolated. And public transit can be frustrating.

**Bottom line:**
For singles, I'd say this is a 9/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I have mixed feelings honestly. Would recommend to anyone considering it..

I've lived in Springfield for about 12 years now, so I can give you a pretty detailed perspective.

it's exactly what I was looking for. When I first moved here from Austin, I was surprised by nightlife. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Decent public transit for the size
- Good internet infrastructure
- The pet-friendliness scene is pretty good

The downsides:
- Summers can be brutally hot
- Dating scene is rough

Overall I'd rate it 6/10 for couples. Hope this helps!.

Renting here right now, paying about /mo for a 2-bedroom. I genuinely enjoy living here. Compared to Baltimore it's underrated.

Bought a house here in 2018 and I have mixed feelings honestly. Property values have gone up a bit since then.
