Cheapest neighborhoods in St. Augustine Beach?

Been meaning to ask this. Just moved here 4 months ago and It's a a small town city with about 6,819 people. Household incomes average around $92,661 in St. Augustine Beach. Homes are going for about $590,100 on average. The suburbs are where most families end up. The parks and outdoor areas are a huge plus. The food scene here is surprisingly good. Would love some local perspective. Thanks! Downtown has improved a lot in recent years. The weather takes some getting used to. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that.

OK so I've been meaning to write this for a while. I moved here 3 years ago from Tampa and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Midtown. It's pretty good for what you get.

Jobs: The market is established right now, especially in real estate. If you're in healthcare you might struggle.

People: Generally excellent. It took about 6 months to build a solid friend group.

Food: average. Tons of options if you like Vietnamese.

It's not for everyone but it works for us..

My experience has been mostly positive. I'm still on the fence after all this time. The only thing I'd watch out for is school system. Other than that, Give it a chance - it might surprise you..

From a safety perspective, it really depends on the area. Some neighborhoods are excellent, others not so much. Do your research on specific streets.
