Cheapest neighborhoods in St. Johns?

Hi all, Average temperature is around 49--F, so expect cold winters. Homes are going for about $175,300 on average. Rent is about $870/month for a decent place. Poverty rate is 12.1%, which is around average. The median home value here is around $175,300, which is actually reasonable. It's changing fast -some good, some not so much. I'd say it's better for families than young singles. It's a very car-dependent city, for better or worse.

Pros:
- Friendly people
- Easy commute
- Lots of new development
- Plenty of shopping options

Cons:
- Hot summers
- Cold winters
- Sprawl everywhere
- Few job opportunities in some fields
- Homelessness issues downtown
The suburbs are where most families end up. It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. My experience has been mostly positive. I'm still on the fence after all this time. The only thing I'd watch out for is dating scene. Other than that, Would recommend to anyone considering it..

Depends on what you're looking for honestly. If you want weather, then yeah this place is great. But if community vibe matters to you, might want to look elsewhere.
