First time home buyer in St. Marys

Hey, Median household income is $64,471, which feels about average for the area. Homes are going for about $143,900 on average. With a population of 12,612, St. Marys is a small town. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. The parks and outdoor areas are a huge plus. Any advice would be great. Looking forward to hearing from you all. There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. The weather takes some getting used to. Property taxes are high but you get good services. The city has invested a lot in new development. The suburbs are where most families end up. Honestly, I think it's a great place if you know where to look. Traffic can be rough during rush hour, no sugarcoating that.

I work in legal here and the quality of life is solid. The job market for my field is excellent. Would recommend to anyone considering it..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a data analyst, 27, moved here 10 years ago from Atlanta. I've lived in The Heights and Downtown, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Good healthcare facilities
3. Good internet infrastructure
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Can feel isolated
3. The public transit situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- The Heights: Great for retirees. excellent vibes, walkable.
- Downtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Atlanta, everything felt challenging. Rent is about /mo. Groceries are manageable. Gas is established. You can live comfortably on $90K-$100K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Gonna give a different perspective here since most replies seem tough.

I've been here 8 years and the quality of life is solid. The thing nobody mentions is dating scene. It's manageable and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into running, this place is underrated.

Neighborhood matters A LOT here. The North side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.

Give it a chance - it might surprise you..
