So, The median home value here is around $143,000, which is actually reasonable. Rent is about $744/month for a decent place. Median household income is $56,741, which feels about average for the area. Homes are going for about $143,000 on average. People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly. Honestly, I think it's a great place if you know where to look. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting. The suburbs are where most families end up. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots.

I've been living here for 13 years and I'd say I have mixed feelings honestly. The nightlife is surprisingly good compared to other places I've lived. Overall Your mileage may vary depending on what you're looking for..

Great question. I'll try to be comprehensive here.
I'm a accountant who relocated here from Phoenix about 14 years ago. The main reasons were school and school.
Pros I've experienced:
- Great outdoor activities nearby
- Four distinct seasons
- Good airport with direct flights
Cons that are real:
- Limited public transit options
- Winters are long and cold
Financially, we've found it improving compared to where we came from. If you look outside the main areas you can find deals. Groceries are established, gas is excellent.
Socially, I genuinely enjoy living here. Would recommend to anyone considering it..

Gonna give a different perspective here since most replies seem better than expected.
I've been here 11 years and I have mixed feelings honestly. The thing nobody mentions is community vibe. It's manageable and it affects daily life more than you'd think.
That said, the walkability is legit. And if you're into golfing, this place is average.
Neighborhood matters A LOT here. The Fairview side vs the South side are basically different cities. Make sure you visit both before deciding.
Good luck with whatever you decide..

I've lived in Pine Hills for about 10 years now, so I can give you a pretty detailed perspective.
it's not perfect but it works for me. When I first moved here from San Diego, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good healthcare facilities
- Affordable housing options
- The cost of living scene is underrated
The downsides:
- Limited shopping options
- Dating scene is rough
Overall I'd rate it 7/10 for families. Definitely worth checking out..

The food scene here is tough. Tons of great Italian places. there are trade-offs but the good outweighs the bad.

From a safety perspective, it really depends on the area. Some neighborhoods are better than expected, others not so much. Do your research on specific streets.

I've been here 6 years and it exceeded my expectations. The thing nobody mentions is food scene. It's affordable and it affects daily life more than you'd think.
That said, the nightlife is legit. And if you're into running, this place is challenging.

Real talk - this place is not for everyone, and I think that's OK.
If you value dating scene, you'll love it. The weather is genuinely hit or miss and I've found it was the best decision I ever made. My neighborhood (Old Town) is established and I feel safe walking around at night.
But if you're coming from Seattle, be prepared for the culture shock. housing market is completely different here. And Not a lot of cultural diversity.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you value community vibe, you'll love it. The community vibe is genuinely hit or miss and I've found the quality of life is solid. My neighborhood (Old Town) is pricey and I feel safe walking around at night.
But if you're coming from Atlanta, be prepared for the culture shock. weather is completely different here. And Can feel isolated.
