Is Sterling still affordable?

Random thought, Just moved here 14 months ago and The median home value here is around $107,800, which is actually reasonable. Median household income is $52,647, which feels on the lower side for the area. Traffic can be rough during rush hour, no sugarcoating that. Would love some local perspective. The city has invested a lot in new development. Night life is decent if you know the right spots. The city has invested a lot in new development.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a electrician, 45, moved here 15 years ago from Salt Lake City. I've lived in Westside and Meadowbrook, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Good schools in most areas
3. Strong job market in several industries
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Urban sprawl is real
3. The nightlife situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Westside: Great for families. underrated vibes, walkable.
- Meadowbrook: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Salt Lake City, everything felt tough. Rent is about /mo. Groceries are established. Gas is growing. You can live comfortably on $40K-$80K here.

**Final verdict:**

Used to live on the Greenfield side, now on the North side. Completely different vibe. I love the pace of life here.

As someone who grew up here, the quality of life is solid. A lot has changed in the past few years though. housing market used to be much reasonable but now it's decent.

I've lived in The Heights for about 8 years now, so I can give you a pretty detailed perspective.

it's improved dramatically in recent years. When I first moved here from Nashville, I was surprised by safety. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Friendly community, easy to meet people
- The walkability scene is decent

The downsides:
- Limited high-paying job options
- Chain restaurants dominate

Overall I'd rate it 5/10 for singles. Would recommend to anyone considering it..

Bought a house here in 2024 and it's improved dramatically in recent years. Property values have gone down slightly since then.
