I'm originally from Memphis and Median household income is $90,089, which feels pretty solid for the area. The unemployment rate is 3.3%, which is pretty low. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. Thanks!

Gonna give a different perspective here since most replies seem pretty good.
I've been here 12 years and it's exactly what I was looking for. The thing nobody mentions is weather. It's growing and it affects daily life more than you'd think.
That said, the cost of living is legit. And if you're into biking, this place is improving.
Neighborhood matters A LOT here. The Westside side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.
Would recommend to anyone considering it..

I'm a project manager who relocated here from Tampa about 6 years ago. The main reasons were work and school.
Pros I've experienced:
- Low crime in most neighborhoods
- Affordable housing options
- Lots of family-friendly activities
Cons that are real:
- Limited public transit options
- Not a lot of cultural diversity
Financially, we've found it tough compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are reasonable, gas is average.
Socially, I wouldn't want to live anywhere else right now. Good luck with whatever you decide..

That said, the cost of living is legit. And if you're into surfing, this place is pretty good.
Neighborhood matters A LOT here. The Fairview side vs the Westside side are basically different cities. Make sure you visit both before deciding.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a writer, 41, moved here 8 years ago from Nashville. I've lived in Pine Hills and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Lots of new development happening
3. Diverse dining options
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Chain restaurants dominate
2. Limited entertainment options
3. The cultural scene situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for families. average vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Nashville, everything felt pretty good. Rent is about /mo. Groceries are manageable. Gas is pricey. You can live comfortably on $60K-$130K here.
**Final verdict:**
