What surprised you most about Summit Park?

Alright, I relocated for work and Homes are going for about $1,068,300 on average. Crime rate is something to consider -Summit Park sits at 122.0 per 100K. People here are genuinely friendly, not just surface-level. The weather takes some getting used to.

I've lived in Sunset for about 9 years now, so I can give you a pretty detailed perspective.

it was the best decision I ever made. When I first moved here from LA, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Affordable housing options
- The traffic scene is surprisingly good

The downsides:
- Rising rent and home prices
- Limited high-paying job options

Overall I'd rate it 5/10 for young professionals. Would recommend to anyone considering it..

Bought a house here in 2018 and I'm still on the fence after all this time. Property values have gone down slightly since then.

I'd say the biggest thing people don't talk about is weather. it's not perfect but it works for me. Worth doing your research before committing.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a social worker, 45, moved here 4 years ago from Houston. I've lived in Riverside and East, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Growing food and restaurant scene
3. Good airport with direct flights
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Far from beaches/mountains
3. The housing market situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Riverside: Great for young professionals. average vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt tough. Rent is about /mo. Groceries are competitive. Gas is manageable. You can live comfortably on $40K-$150K here.

**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
