Things Sun Lakes needs to improve

Curious what people think. My partner and I are Median household income is $63,545, which feels about average for the area. Rent is about $1,875/month for a decent place. Poverty rate is 6.6%, which is pretty low. There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. The food scene here is surprisingly good. It's a very car-dependent city, for better or worse. The city has invested a lot in new development. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. The city has invested a lot in new development. As someone who grew up here, I wouldn't want to live anywhere else right now. A lot has changed in the past few years though. dating scene used to be much growing but now it's surprisingly good.

Used to live on the Springfield side, now on the Downtown side. Completely different vibe. there are trade-offs but the good outweighs the bad.

Came here for work and stayed because I'm still on the fence after all this time. The safety is honestly challenging and I don't see that changing anytime soon.

Bought a house here in 2022 and I'm still on the fence after all this time. Property values have gone down slightly since then.

I've lived in The Heights for about 2 years now, so I can give you a pretty detailed perspective.

I'm still on the fence after all this time. When I first moved here from San Diego, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Good internet infrastructure
- The traffic scene is hit or miss

The downsides:
- Summers can be brutally hot
- Winters are long and cold

Overall I'd rate it 5/10 for families. Feel free to reach out with questions..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a electrician, 56, moved here 12 years ago from Houston. I've lived in Uptown and Cedar Grove, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Strong job market in several industries
3. Lots of new development happening
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Property taxes are high
3. The pet-friendliness situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Uptown: Great for singles. pretty good vibes, walkable.
- Cedar Grove: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt improving. Rent is about /mo. Groceries are wild. Gas is competitive. You can live comfortably on $60K-$110K here.

**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

We moved here with our family and I'm still on the fence after all this time. Schools in Old Town area are underrated. Kids love it here.
