Surprise housing prices — when will it stop?

First post here. Born and raised here. You can expect to pay around $1,917 for rent here. Median household income is $93,371, which feels pretty solid for the area. Crime rate is something to consider — Surprise sits at 97.9 per 100K. Homes are going for about $396,000 on average. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. It's changing fast — some good, some not so much. It's changing fast — some good, some not so much. The suburbs are where most families end up. Cost of living is definitely rising, but still manageable. People here are genuinely friendly, not just surface-level. Night life is decent if you know the right spots. It's changing fast — some good, some not so much. There's a growing tech scene which is exciting. It's not perfect, but the community is solid.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a electrician, 26, moved here 15 years ago from Nashville. I've lived in Westside and Greenfield, and traveled to most parts of the metro.

**What I love:**
1. Strong job market in several industries
2. Active local events and festivals
3. Lots of family-friendly activities
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Far from beaches/mountains
3. The job market situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Westside: Great for singles. average vibes, walkable.
- Greenfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Nashville, everything felt excellent. Rent is about /mo. Groceries are stable. Gas is stable. You can live comfortably on $50K-$130K here.

**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
