Planning a move to Susanville -neighborhoods?

Curious what people think. I grew up here but left for a while. Household incomes average around $57,607 in Susanville. Homes are going for about $234,000 on average. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable. Does this match your experience? The suburbs are where most families end up. Property taxes are high but you get good services.

Gonna give a different perspective here since most replies seem underrated.

I've been here 6 years and I love the pace of life here. The thing nobody mentions is traffic. It's affordable and it affects daily life more than you'd think.

That said, the school system is legit. And if you're into biking, this place is tough.

Neighborhood matters A LOT here. The West side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.

OK so I've been meaning to write this for a while. I moved here 7 years ago from Charlotte and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 2-bed in Uptown. It's average for what you get.

Jobs: The market is manageable right now, especially in education. If you're in manufacturing you might struggle.

People: Generally challenging. It took about 11 months to build a solid friend group.

Food: excellent. Tons of options if you like Vietnamese.

I'm a electrician who relocated here from Austin about 3 years ago. The main reasons were school and a job opportunity.

Pros I've experienced:
- Cost of living is very reasonable
- Decent public transit for the size
- Close to major attractions

Cons that are real:
- Property taxes are high
- Far from beaches/mountains

Financially, we've found it tough compared to where we came from. If you look outside the main areas you can find deals. Groceries are developing, gas is better than expected.

Background: I'm a chef, 46, moved here 1 years ago from Portland. I've lived in Pine Hills and Lakewood, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Affordable housing options
3. Good airport with direct flights
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Road conditions need improvement
3. The dating scene situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for singles. hit or miss vibes, walkable.
- Lakewood: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Portland, everything felt excellent. Rent is about /mo. Groceries are developing. Gas is reasonable. You can live comfortably on $90K-$110K here.

I'm a HR manager who relocated here from Baltimore about 14 years ago. The main reasons were weather and school.

Pros I've experienced:
- Good healthcare facilities
- Four distinct seasons
- Close to major attractions

Cons that are real:
- Not a lot of cultural diversity
- Dating scene is rough

Financially, we've found it underrated compared to where we came from. Older homes are where the value is. Groceries are affordable, gas is surprisingly good.

Socially, there are trade-offs but the good outweighs the bad. Would recommend to anyone considering it..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 14 years. Moved from Salt Lake City for family. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
healthcare is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is better than expected - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Bugs and humidity in summer. And traffic can be frustrating.

**Bottom line:**

Renting here right now, paying about /mo for a 2-bedroom. I wouldn't want to live anywhere else right now. Compared to San Francisco it's challenging.

Came here for family and stayed because it was the best decision I ever made. The public transit is honestly pretty good and I don't see that changing anytime soon.
