Swarthmore housing prices -when will it stop?

Random thought, I'm a college student here and With a population of 6,524, Swarthmore is a small town. Rent is about $1,493/month for a decent place. Average temperature is around 56--F, so the weather is moderate. You can expect to pay around $1,493 for rent here. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years.

Pros:
- Affordable cost of living
- Nice parks and trails
- Growing food scene
- Close to nature

Cons:
- Traffic can be terrible
- Sprawl everywhere
- Lack of diversity
- Poor road conditions
- Not enough green space
What would you do? The suburbs are where most families end up. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse.
