The median home value here is around $276,000, which seems about average. It's a a mid-size city city with about 200K people. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. I'd say it's better for families than young singles. Has anyone dealt with this? There's a growing tech scene which is exciting. Property taxes are high but you get good services. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 14 years. Moved from Atlanta for weather. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.
**Employment:**
education is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is average - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Bugs and humidity in summer. And community vibe can be frustrating.
**Bottom line:**

I've lived in South for about 13 years now, so I can give you a pretty detailed perspective.
it exceeded my expectations. When I first moved here from Charlotte, I was surprised by nightlife. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Great outdoor activities nearby
- The traffic scene is underrated
The downsides:
- Not very walkable outside downtown
- Dating scene is rough
Overall I'd rate it 6/10 for remote workers. It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.
If you value food scene, you'll love it. The housing market is genuinely challenging and I've found it exceeded my expectations. My neighborhood (Midtown) is wild and I feel safe walking around at night.
But if you're coming from New York, be prepared for the culture shock. safety is completely different here. And Winters are long and cold.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
