I'm a nurse at the local hospital and Average temperature is around 77--F, so it's warm year-round. Homes are going for about $451,400 on average. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. Worth the trade-offs? Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. Real talk - this place is not for everyone, and I think that's OK.
If you value pet-friendliness, you'll love it. The public transit is genuinely hit or miss and I've found I love the pace of life here. My neighborhood (Eastside) is competitive and I feel safe walking around at night.
But if you're coming from San Francisco, be prepared for the culture shock. job market is completely different here. And Nightlife is limited.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
