Hi all, Born and raised here. With a population of 51,201, Tamiami is a smaller city. Poverty rate is 11.6%, which is around average. I'd say it's better for families than young singles. Anyone in a similar situation? Cheers. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. Property taxes are high but you get good services.

Real talk - this place is not for everyone, and I think that's OK.
If you value safety, you'll love it. The housing market is genuinely hit or miss and I've found it's improved dramatically in recent years. My neighborhood (Lakewood) is affordable and I feel safe walking around at night.
But if you're coming from Miami, be prepared for the culture shock. outdoor recreation is completely different here. And Limited high-paying job options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Westside for 9 years. Moved from San Francisco for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2016 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.
**Employment:**
marketing is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is decent - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Westside schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Can feel isolated. Homeless population growing downtown. And walkability can be frustrating.
**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a writer, 57, moved here 12 years ago from Chicago. I've lived in Eastside and Springfield, and traveled to most parts of the metro.
**What I love:**
1. Lots of new development happening
2. Close to major attractions
3. Strong sense of community
4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Rising rent and home prices
2. Nightlife is limited
3. The healthcare situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Eastside: Great for retirees. challenging vibes, walkable.
- Springfield: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Chicago, everything felt challenging. Rent is about /mo. Groceries are developing. Gas is affordable. You can live comfortably on $80K-$80K here.
