Commute times in Tarpon Springs -how bad?

Hey everyone, I work in tech and The unemployment rate is 2.8%, which is pretty low. Homes are going for about $321,000 on average. The median home value here is around $321,000, which seems about average. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. The food scene here is surprisingly good. Night life is decent if you know the right spots. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a social worker, 33, moved here 12 years ago from Houston. I've lived in Uptown and Riverside, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Friendly community, easy to meet people
3. Four distinct seasons
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Rising rent and home prices
3. The housing market situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Uptown: Great for remote workers. surprisingly good vibes, walkable.
- Riverside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt surprisingly good. Rent is about /mo. Groceries are stable. Gas is developing. You can live comfortably on $80K-$120K here.

**Final verdict:**
