Best coffee shops in Tempe?

Curious what people think. I'm originally from Sacramento and You can expect to pay around $1,623 for rent here. The school system varies a lot by neighborhood. The suburbs are where most families end up. Appreciate any input. The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a lawyer, 33, moved here 9 years ago from LA. I've lived in Downtown and Cedar Grove, and traveled to most parts of the metro.

**What I love:**
1. Nice parks and green spaces
2. Strong job market in several industries
3. Active local events and festivals
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Property taxes are high
3. The housing market situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Downtown: Great for families. solid vibes, walkable.
- Cedar Grove: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt tough. Rent is about /mo. Groceries are growing. Gas is affordable. You can live comfortably on $70K-$120K here.

**Final verdict:**

Renting here right now, paying about /mo for a 1-bedroom. it's improved dramatically in recent years. Compared to Denver it's improving.

Bought a house here in 2019 and I wouldn't want to live anywhere else right now. Property values have gone down slightly since then.
