Is Tempe still affordable?

Hey everyone, Military spouse here. Poverty rate is 8.0%, which is pretty low. Homes are going for about $421,900 on average. Household incomes average around $77,643 in Tempe. The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast — some good, some not so much.

Pros:
- Affordable cost of living
- Diverse community
- Good internet infrastructure

Cons:
- Limited public transit
- Rising rent prices
- Sprawl everywhere
- Limited dining options
- Few job opportunities in some fields
Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. The city has invested a lot in new development. The weather takes some getting used to. I've been living here for 13 years and I'd say the quality of life is solid. The job market is underrated compared to other places I've lived. Overall Good luck with whatever you decide..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a nurse, 54, moved here 12 years ago from Raleigh. I've lived in Lakewood and Riverside, and traveled to most parts of the metro.

**What I love:**
1. Strong job market in several industries
2. Close to major attractions
3. Affordable housing options
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Limited high-paying job options
3. The walkability situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Lakewood: Great for remote workers. better than expected vibes, walkable.
- Riverside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Raleigh, everything felt underrated. Rent is about /mo. Groceries are affordable. Gas is affordable. You can live comfortably on $60K-$120K here.

**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
