Anyone else love living in Texarkana?

OK so I'm a college student here and Homes are going for about $162,700 on average. The median home value here is around $162,700, which is actually reasonable. Household incomes average around $47,930 in Texarkana. The parks and outdoor areas are a huge plus. Property taxes are high but you get good services. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level.

Pros:
- Affordable cost of living
- Diverse community
- Good healthcare facilities
- Walkable downtown
- Plenty of shopping options

Cons:
- High property taxes
- Boring for young people
- Limited cultural events
- Not enough green space
Should I be concerned? The food scene here is surprisingly good. Downtown has improved a lot in recent years. The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. Honestly, I think it's a great place if you know where to look. Cost of living is definitely rising, but still manageable. The suburbs are where most families end up. The food scene here is surprisingly good. Public transit needs a lot of work honestly.
