Hi all, Born and raised here. With a population of 36,039, Texarkana is a smaller city. There's a real sense of community in certain neighborhoods. Am I overthinking this? Came here for my partner's job and stayed because there are trade-offs but the good outweighs the bad. The public transit is honestly tough and I don't see that changing anytime soon.

Real talk - this place is not for everyone, and I think that's OK.
If you value school system, you'll love it. The pet-friendliness is genuinely pretty good and I've found I have mixed feelings honestly. My neighborhood (Fairview) is competitive and I feel safe walking around at night.
But if you're coming from Tampa, be prepared for the culture shock. community vibe is completely different here. And Property taxes are high.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in South for about 3 years now, so I can give you a pretty detailed perspective.
it's not perfect but it works for me. When I first moved here from Atlanta, I was surprised by food scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good healthcare facilities
- Lots of new development happening
- The safety scene is hit or miss
The downsides:
- Traffic during rush hour is rough
- Road conditions need improvement
Overall I'd rate it 8/10 for singles. Good luck with whatever you decide..

I've been in Sunset for 4 years. Moved from Baltimore for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is solid. We bought in 2015 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.
**Employment:**
tech is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is decent - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Bugs and humidity in summer. And healthcare can be frustrating.
**Bottom line:**

I genuinely enjoy living here. When I first moved here from Houston, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.

The downsides:
- Not very walkable outside downtown
- Not a lot of cultural diversity
