Alright, I grew up here but left for a while. You can expect to pay around $1,774 for rent here. Rent is about $1,774/month for a decent place. The median home value here is around $464,400, which is pretty steep. Median household income is $105,405, which feels pretty solid for the area. Crime rate is something to consider -The Acreage sits at 268.7 per 100K. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus. The weather takes some getting used to. Public transit needs a lot of work honestly.

Pros:

- Walkable downtown

Cons:

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 10 years. Moved from Phoenix for weather. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2016 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
hospitality is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is better than expected - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Can feel isolated. Dating scene is rough. And job market can be frustrating.

**Bottom line:**

I'm a physical therapist who relocated here from San Francisco about 9 years ago. The main reasons were my partner's job and retirement.

Pros I've experienced:
- Cost of living is very reasonable
- Strong job market in several industries
- Lots of family-friendly activities

Cons that are real:
- Limited shopping options
- Homeless population growing downtown

Financially, we've found it hit or miss compared to where we came from. Older homes are where the value is. Groceries are reasonable, gas is excellent.

Socially, it's exactly what I was looking for. Definitely worth checking out..

Gonna give a different perspective here since most replies seem average.

I've been here 2 years and it exceeded my expectations. The thing nobody mentions is job market. It's pricey and it affects daily life more than you'd think.

That said, the safety is legit. And if you're into skiing, this place is tough.

Neighborhood matters A LOT here. The North side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.

Your mileage may vary depending on what you're looking for..

Came here for weather and stayed because it's improved dramatically in recent years. The walkability is honestly tough and I don't see that changing anytime soon.
