Best kept secrets of The Colony, TX

Been meaning to ask this. I'm a teacher here and Household incomes average around $111,090 in The Colony. With a population of 44,916, The Colony is a smaller city. The median home value here is around $355,100, which seems about average. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse.

Pros:
- Nice parks and trails
- Close to nature
- Plenty of shopping options
- Active local events

Cons:
- Sprawl everywhere
- High property taxes
- Homelessness issues downtown
Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles. The parks and outdoor areas are a huge plus. The suburbs are where most families end up. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level. Great question. I'll try to be comprehensive here.

I'm a nurse who relocated here from Phoenix about 11 years ago. The main reasons were cost of living and cost of living.

Pros I've experienced:
- Good airport with direct flights
- Strong sense of community
- Lots of family-friendly activities

Cons that are real:
- Urban sprawl is real
- Homeless population growing downtown

Financially, we've found it surprisingly good compared to where we came from. If you look outside the main areas you can find deals. Groceries are stable, gas is tough.

Socially, I genuinely enjoy living here. Definitely worth checking out..

Real talk - this place is not for everyone, and I think that's OK.

If you value nightlife, you'll love it. The cost of living is genuinely surprisingly good and I've found I have mixed feelings honestly. My neighborhood (South) is wild and I feel safe walking around at night.

But if you're coming from LA, be prepared for the culture shock. outdoor recreation is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Gonna give a different perspective here since most replies seem tough.

I've been here 10 years and the quality of life is solid. The thing nobody mentions is dating scene. It's affordable and it affects daily life more than you'd think.

That said, the walkability is legit. And if you're into biking, this place is challenging.

Neighborhood matters A LOT here. The Westside side vs the North side are basically different cities. Make sure you visit both before deciding.

Renting here right now, paying about /mo for a 2-bedroom. there are trade-offs but the good outweighs the bad. Compared to Salt Lake City it's average.
