Homes are going for about $375,100 on average. Crime rate is something to consider -The Villages sits at 181.5 per 100K. Median household income is $76,523, which feels about average for the area. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly.

Cons:
- Sprawl everywhere
- Lack of diversity
- Boring for young people

I've been in Greenfield for 2 years. Moved from Houston for family. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2015 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.
**Employment:**
engineering is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.
**Quality of Life:**
I love the pace of life here. The outdoor scene is average - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Greenfield schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Dating scene is rough. And school system can be frustrating.
**Bottom line:**

OK so I've been meaning to write this for a while. I moved here 13 years ago from Boston and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Downtown. It's hit or miss for what you get.
Jobs: The market is growing right now, especially in healthcare. If you're in education you might struggle.
People: Generally decent. It took about 15 months to build a solid friend group.
Food: pretty good. Tons of options if you like sushi.
No regrets on my end..

I'm a real estate agent who relocated here from Charlotte about 15 years ago. The main reasons were school and a job opportunity.
Pros I've experienced:
- Growing food and restaurant scene
- Nice parks and green spaces
- Close to major attractions
Cons that are real:
- Road conditions need improvement
- Far from beaches/mountains
Financially, we've found it average compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are reasonable, gas is challenging.
Socially, I wouldn't want to live anywhere else right now. Hope this helps!.
