Been meaning to ask this. We're a young couple and You can expect to pay around $1,792 for rent here. Poverty rate is 3.7%, which is pretty low. It's a a mid-size city city with about 117K people. Property taxes are high but you get good services. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in The Heights for 1 years. Moved from Phoenix for weather. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2016 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.
**Employment:**
manufacturing is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is excellent - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. The Heights schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Not very walkable outside downtown. And healthcare can be frustrating.
**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a nurse, 35, moved here 7 years ago from Dallas. I've lived in East and Uptown, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Affordable housing options
3. Lots of family-friendly activities
4. The people are generally solid - I found my community within the first year
**What I don't love:**
1. Traffic during rush hour is rough
2. Road conditions need improvement
3. The nightlife situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- East: Great for couples. underrated vibes, walkable.
- Uptown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Dallas, everything felt excellent. Rent is about /mo. Groceries are stable. Gas is reasonable. You can live comfortably on $50K-$90K here.
