OK so I've been meaning to write this for a while. I moved here 9 years ago from Salt Lake City and here's my honest breakdown:
Housing: The market is competitive but not impossible. We're paying /mo for a 1-bed in Cedar Grove. It's improving for what you get.
Jobs: The market is reasonable right now, especially in finance. If you're in construction you might struggle.
People: Generally pretty good. It took about 13 months to build a solid friend group.
Food: challenging. Tons of options if you like Asian.
It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.
If you value community vibe, you'll love it. The housing market is genuinely tough and I've found I love the pace of life here. My neighborhood (Eastside) is pricey and I feel safe walking around at night.
But if you're coming from Charlotte, be prepared for the culture shock. pet-friendliness is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Gonna give a different perspective here since most replies seem surprisingly good.
I've been here 15 years and it's exactly what I was looking for. The thing nobody mentions is safety. It's developing and it affects daily life more than you'd think.
That said, the pet-friendliness is legit. And if you're into mountain biking, this place is better than expected.
Neighborhood matters A LOT here. The South side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.
It's not for everyone but it works for us..

Great question. I'll try to be comprehensive here.
I'm a teacher who relocated here from Chicago about 12 years ago. The main reasons were family and quality of life.
Pros I've experienced:
- Active local events and festivals
- Close to major attractions
- Good airport with direct flights
Cons that are real:
- Not very walkable outside downtown
- Dating scene is rough
Financially, we've found it solid compared to where we came from. Lots of new construction which should help. Groceries are wild, gas is average.
Socially, I genuinely enjoy living here. No regrets on my end..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 4 years. Moved from LA for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is solid. We bought in 2018 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
marketing is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is solid - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Urban sprawl is real. And job market can be frustrating.
**Bottom line:**

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I wouldn't want to live anywhere else right now. Your mileage may vary depending on what you're looking for..
