Been meaning to ask this. I'm a remote worker and Household incomes average around $91,364 in Three Lakes. Homes are going for about $434,800 on average. Crime rate is something to consider -Three Lakes sits at 179.2 per 100K. The unemployment rate is 1.9%, which is pretty low. Average temperature is around 76--F, so it's warm year-round. People here are genuinely friendly, not just surface-level. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly.
Pros:
- Growing food scene
- Easy commute
- Active local events
Cons:
- Limited dining options
- Poor road conditions
- Chain restaurants dominate
Any help is appreciated. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. The food scene here is surprisingly good. The parks and outdoor areas are a huge plus. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. Bought a house here in 2022 and I'm still on the fence after all this time. Property values have gone down slightly since then.

I work in hospitality here and it's not perfect but it works for me. The job market for my field is better than expected. Give it a chance - it might surprise you..

From a safety perspective, it really depends on the area. Some neighborhoods are hit or miss, others not so much. Do your research on specific streets.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a contractor, 45, moved here 7 years ago from Charlotte. I've lived in Uptown and Lakewood, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Strong job market in several industries
3. Active local events and festivals
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Limited high-paying job options
2. Road conditions need improvement
3. The healthcare situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Uptown: Great for retirees. hit or miss vibes, walkable.
- Lakewood: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Charlotte, everything felt excellent. Rent is about /mo. Groceries are reasonable. Gas is manageable. You can live comfortably on $40K-$140K here.
**Final verdict:**
Feel free to reach out with questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I'd say the biggest thing people don't talk about is school system. it's improved dramatically in recent years. Worth doing your research before committing.

I've been living here for 7 years and I'd say the quality of life is solid. The outdoor recreation is underrated compared to other places I've lived. Overall Hope this helps!.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 2 years. Moved from San Francisco for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is decent. We bought in 2018 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
tech is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.
**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is decent - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Bugs and humidity in summer. Far from beaches/mountains. And nightlife can be frustrating.
**Bottom line:**
For young professionals, I'd say this is a 7/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.

Public transit is better than expected here. You'll probably need a car for most things. I love the pace of life here.

OK so I've been meaning to write this for a while. I moved here 7 years ago from Houston and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 2-bed in Uptown. It's challenging for what you get.
Jobs: The market is growing right now, especially in engineering. If you're in healthcare you might struggle.
People: Generally solid. It took about 13 months to build a solid friend group.
Food: solid. Tons of options if you like sushi.
Feel free to reach out with questions..
