Hey everyone, I grew up here but left for a while. Crime rate is something to consider -Three Lakes sits at 347.8 per 100K. Poverty rate is 5.8%, which is pretty low. Median household income is $148,625, which feels pretty solid for the area. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. What do you all think? The food scene here is surprisingly good. Night life is decent if you know the right spots. I'd say it's better for families than young singles. The school system varies a lot by neighborhood. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in South for 4 years. Moved from Dallas for family. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2021 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.
**Employment:**
government is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
I love the pace of life here. The outdoor scene is solid - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. South schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Not very walkable outside downtown. And dating scene can be frustrating.
**Bottom line:**

I'm a software engineer who relocated here from San Francisco about 12 years ago. The main reasons were my partner's job and family.
Pros I've experienced:
- Friendly community, easy to meet people
- Good healthcare facilities
- Lots of family-friendly activities
Cons that are real:
- Dating scene is rough
- Homeless population growing downtown
Financially, we've found it hit or miss compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are competitive, gas is pretty good.
Socially, it's not perfect but it works for me. No regrets on my end..
