Biggest downsides of living in Tice?

Hey folks, The median home value here is around $185,900, which is actually reasonable. Honestly, I think it's a great place if you know where to look. TIA! Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots.

My experience has been mostly positive. I'm still on the fence after all this time. The only thing I'd watch out for is pet-friendliness. Other than that, Would recommend to anyone considering it..

Great question. I'll try to be comprehensive here.

I'm a lawyer who relocated here from San Diego about 1 years ago. The main reasons were work and family.

Pros I've experienced:
- Good healthcare facilities
- Close to major attractions
- Strong sense of community

Cons that are real:
- Not a lot of cultural diversity
- Homeless population growing downtown

Financially, we've found it average compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are reasonable, gas is excellent.

Socially, it's improved dramatically in recent years. No regrets on my end..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a data analyst, 41, moved here 12 years ago from New York. I've lived in Cedar Grove and South, and traveled to most parts of the metro.

**What I love:**
1. Good internet infrastructure
2. Four distinct seasons
3. Close to major attractions
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Urban sprawl is real
3. The safety situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Cedar Grove: Great for families. better than expected vibes, walkable.
- South: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from New York, everything felt tough. Rent is about /mo. Groceries are established. Gas is pricey. You can live comfortably on $90K-$90K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
