Hello, I'm a remote worker and Median household income is $54,833, which feels on the lower side for the area. The median home value here is around $185,900, which is actually reasonable. With a population of 5,377, Tice is a small town. Crime rate is something to consider -Tice sits at 1,103.0 per 100K. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. Am I overthinking this? It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus. The city has invested a lot in new development. Cost of living is definitely rising, but still manageable. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable. The school system varies a lot by neighborhood.

Used to live on the Maple Ridge side, now on the East side. Completely different vibe. there are trade-offs but the good outweighs the bad.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a teacher, 54, moved here 3 years ago from LA. I've lived in Cedar Grove and Riverside, and traveled to most parts of the metro.
**What I love:**
1. Good internet infrastructure
2. Good airport with direct flights
3. Diverse dining options
4. The people are generally tough - I found my community within the first year
**What I don't love:**
1. Traffic during rush hour is rough
2. Not a lot of cultural diversity
3. The cultural scene situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Cedar Grove: Great for young professionals. tough vibes, walkable.
- Riverside: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from LA, everything felt pretty good. Rent is about /mo. Groceries are affordable. Gas is developing. You can live comfortably on $40K-$100K here.
**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
