Most overrated things about Timberwood Park

I grew up here but left for a while. It's a a smaller city city with about 34,980 people. The median home value here is around $469,900, which is pretty steep. Household incomes average around $147,471 in Timberwood Park. Poverty rate is 3.7%, which is pretty low. The city has invested a lot in new development. The weather takes some getting used to. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid.

Gonna give a different perspective here since most replies seem tough.

I've been here 2 years and I'm still on the fence after all this time. The thing nobody mentions is pet-friendliness. It's wild and it affects daily life more than you'd think.

That said, the nightlife is legit. And if you're into running, this place is challenging.

Neighborhood matters A LOT here. The Eastside side vs the Midtown side are basically different cities. Make sure you visit both before deciding.

Public transit is hit or miss here. You'll probably need a car for most things. the quality of life is solid.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 14 years. Moved from Boston for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
manufacturing is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is hit or miss - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Summers can be brutally hot. And outdoor recreation can be frustrating.

**Bottom line:**
