So, Poverty rate is 1.9%, which is pretty low. The unemployment rate is 2.6%, which is pretty low. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. Cost of living is definitely rising, but still manageable. It's a very car-dependent city, for better or worse. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. Public transit needs a lot of work honestly. As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. job market used to be much affordable but now it's better than expected.

OK so I've been meaning to write this for a while. I moved here 3 years ago from San Francisco and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 4-bed in Fairview. It's improving for what you get.

Jobs: The market is wild right now, especially in real estate. If you're in manufacturing you might struggle.

People: Generally average. It took about 16 months to build a solid friend group.

Food: better than expected. Tons of options if you like Southern.

It's not for everyone but it works for us..

I work in hospitality here and it exceeded my expectations. The job market for my field is hit or miss. Your mileage may vary depending on what you're looking for..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 50, moved here 12 years ago from Seattle. I've lived in Downtown and Midtown, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Close to major attractions
3. Diverse dining options
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Nightlife is limited
3. The healthcare situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Downtown: Great for singles. surprisingly good vibes, walkable.
- Midtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt better than expected. Rent is about /mo. Groceries are pricey. Gas is stable. You can live comfortably on $80K-$100K here.

**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
