OK so Poverty rate is 3.7%, which is pretty low. Honestly, I think it's a great place if you know where to look. The school system varies a lot by neighborhood. The weather takes some getting used to. The city has invested a lot in new development.

Renting here right now, paying about /mo for a 4-bedroom. there are trade-offs but the good outweighs the bad. Compared to LA it's tough.

I'm a electrician who relocated here from Baltimore about 4 years ago. The main reasons were family and my partner's job.
Pros I've experienced:
- Great outdoor activities nearby
- Good healthcare facilities
- Close to major attractions
Cons that are real:
- Traffic during rush hour is rough
- Chain restaurants dominate
Financially, we've found it hit or miss compared to where we came from. The market is competitive but not impossible. Groceries are competitive, gas is pretty good.
Socially, it's been a really good experience overall. Definitely worth checking out..

I've been in Pine Hills for 4 years. Moved from Phoenix for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2015 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
real estate is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is solid - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Not a lot of cultural diversity. And community vibe can be frustrating.
