Been meaning to ask this. Military spouse here. With a population of 56,973, Tonawanda Town is a smaller city. You can expect to pay around $1,062 for rent here. Property taxes are high but you get good services. The parks and outdoor areas are a huge plus. Cost of living is definitely rising, but still manageable.

The food scene here is improving. Tons of great Indian places. there are trade-offs but the good outweighs the bad.

Bought a house here in 2019 and the quality of life is solid. Property values have gone down slightly since then.

Hot take but it's not perfect but it works for me. I know a lot of people disagree but after 14 years here, that's my honest assessment.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a sales manager, 37, moved here 7 years ago from Atlanta. I've lived in Midtown and North, and traveled to most parts of the metro.
**What I love:**
1. Decent public transit for the size
2. Lots of new development happening
3. Active local events and festivals
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Limited public transit options
2. Summers can be brutally hot
3. The cost of living situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Midtown: Great for retirees. tough vibes, walkable.
- North: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Atlanta, everything felt average. Rent is about /mo. Groceries are competitive. Gas is pricey. You can live comfortably on $50K-$150K here.
**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
