Tracyton is underrated, change my mind

Alright, I'm retired and The median home value here is around $435,400, which is pretty steep. Rent is about $1,718/month for a decent place. Crime rate is something to consider -Tracyton sits at 601.0 per 100K. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. What do you all think? Looking forward to hearing from you all. The food scene here is surprisingly good. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a nurse, 48, moved here 6 years ago from Minneapolis. I've lived in Eastside and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Strong job market in several industries
2. Close to major attractions
3. Lots of family-friendly activities
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Far from beaches/mountains
3. The safety situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Eastside: Great for young professionals. solid vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Minneapolis, everything felt average. Rent is about /mo. Groceries are affordable. Gas is wild. You can live comfortably on $60K-$90K here.

I'd say the biggest thing people don't talk about is public transit. there are trade-offs but the good outweighs the bad. Worth doing your research before committing.
