Planning a move to Tulare -neighborhoods?

Hello, I relocated for work and Median household income is $69,517, which feels about average for the area. Crime rate is something to consider -Tulare sits at 400.7 per 100K. Average temperature is around 63--F, so the weather is moderate. The median home value here is around $301,200, which seems about average. The unemployment rate is 4.9%, which is about average. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. The weather takes some getting used to. Am I overthinking this? Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots. There's a real sense of community in certain neighborhoods. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. I'd say it's better for families than young singles. Downtown has improved a lot in recent years. The weather takes some getting used to. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. It's changing fast -some good, some not so much. Traffic can be rough during rush hour, no sugarcoating that. People here are genuinely friendly, not just surface-level. Bought a house here in 2024 and I genuinely enjoy living here. Property values have gone down slightly since then.
