First time home buyer in Tustin

Not sure if this has been asked before, but I'm originally from Omaha and Homes are going for about $890,600 on average. Household incomes average around $108,435 in Tustin. Rent is about $2,340/month for a decent place. You can expect to pay around $2,340 for rent here. Poverty rate is 8.3%, which is pretty low. The city has invested a lot in new development. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods.

Pros:

Cons:
- Rising rent prices
- Sprawl everywhere
- Lack of diversity
- Few job opportunities in some fields
- Chain restaurants dominate
Has anyone dealt with this? Thanks! The parks and outdoor areas are a huge plus. Property taxes are high but you get good services. I'd say it's better for families than young singles. I'd say the biggest thing people don't talk about is walkability. it's exactly what I was looking for. Worth doing your research before committing.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a data analyst, 55, moved here 13 years ago from Boston. I've lived in Westside and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Good healthcare facilities
3. Diverse dining options
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Limited entertainment options
3. The healthcare situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Westside: Great for remote workers. decent vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Boston, everything felt challenging. Rent is about /mo. Groceries are stable. Gas is affordable. You can live comfortably on $80K-$150K here.

**Final verdict:**
