Is it worth buying in Tyler?

OK so The median home value here is around $216,400, which is actually reasonable. Average temperature is around 68--F, so the weather is moderate. Homes are going for about $216,400 on average. The suburbs are where most families end up. The school system varies a lot by neighborhood. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good. The city has invested a lot in new development. I'd say it's better for families than young singles.

Bought a house here in 2016 and it was the best decision I ever made. Property values have gone about the same since then.

Gonna give a different perspective here since most replies seem challenging.

I've been here 4 years and it exceeded my expectations. The thing nobody mentions is school system. It's reasonable and it affects daily life more than you'd think.

That said, the public transit is legit. And if you're into surfing, this place is better than expected.

Neighborhood matters A LOT here. The Downtown side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.

Your mileage may vary depending on what you're looking for..

That said, the community vibe is legit. And if you're into kayaking, this place is decent.

Neighborhood matters A LOT here. The Uptown side vs the Sunset side are basically different cities. Make sure you visit both before deciding.

Renting here right now, paying about /mo for a 2-bedroom. it's improved dramatically in recent years. Compared to Austin it's decent.

OK so I've been meaning to write this for a while. I moved here 9 years ago from Seattle and here's my honest breakdown:

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 4-bed in Oak Park. It's decent for what you get.

Jobs: The market is developing right now, especially in real estate. If you're in tech you might struggle.

People: Generally challenging. It took about 18 months to build a solid friend group.

Food: pretty good. Tons of options if you like Asian.
