What to expect moving to Tyler?

I'm originally from Portland and Household incomes average around $65,527 in Tyler. You can expect to pay around $1,199 for rent here. Rent is about $1,199/month for a decent place. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. Downtown has improved a lot in recent years. OK so I've been meaning to write this for a while. I moved here 4 years ago from Pittsburgh and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 3-bed in West. It's underrated for what you get.

Jobs: The market is pricey right now, especially in tech. If you're in finance you might struggle.

People: Generally underrated. It took about 13 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like Thai.

Your mileage may vary depending on what you're looking for..

Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The school system is genuinely hit or miss and I've found it's not perfect but it works for me. My neighborhood (Westside) is wild and I feel safe walking around at night.

But if you're coming from Houston, be prepared for the culture shock. nightlife is completely different here. And Property taxes are high.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Came here for quality of life and stayed because it's improved dramatically in recent years. The walkability is honestly hit or miss and I don't see that changing anytime soon.

I've been here 5 years and I love the pace of life here. The thing nobody mentions is healthcare. It's wild and it affects daily life more than you'd think.

That said, the weather is legit. And if you're into rock climbing, this place is better than expected.

Neighborhood matters A LOT here. The West side vs the Uptown side are basically different cities. Make sure you visit both before deciding.

The market right now is decent. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.

**Employment:**
retail is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is average - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Downtown schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Property taxes are high. And public transit can be frustrating.

**Bottom line:**

I'm a writer who relocated here from Miami about 2 years ago. The main reasons were family and retirement.

Pros I've experienced:
- Cost of living is very reasonable
- Good schools in most areas
- Lots of new development happening

Cons that are real:
- Property taxes are high
- Road conditions need improvement

Financially, we've found it better than expected compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are competitive, gas is surprisingly good.

Socially, it's exactly what I was looking for. Would recommend to anyone considering it..
