Working remotely from Tyler

I've been here for 2 years and Rent is about $1,199/month for a decent place. It's a a mid-size city city with about 108K people. Crime rate is something to consider -Tyler sits at 375.3 per 100K. Poverty rate is 7.9%, which is pretty low. The suburbs are where most families end up. Public transit needs a lot of work honestly. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. Honestly, I think it's a great place if you know where to look. Has anyone dealt with this? There's a real sense of community in certain neighborhoods. Hot take but I'm still on the fence after all this time. I know a lot of people disagree but after 8 years here, that's my honest assessment.
