Housing market in Union City right now

Been meaning to ask this. I grew up here but left for a while. Poverty rate is 14.7%, which is around average. Median household income is $47,635, which feels on the lower side for the area. With a population of 27,300, Union City is a smaller city. It's changing fast -some good, some not so much. It's a very car-dependent city, for better or worse. Any advice would be great. Property taxes are high but you get good services. It's not perfect, but the community is solid. I'd say it's better for families than young singles. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Westside for 2 years. Moved from LA for quality of life. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2023 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
consulting is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is tough - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Westside schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Dating scene is rough. Homeless population growing downtown. And safety can be frustrating.

**Bottom line:**

Gonna give a different perspective here since most replies seem hit or miss.

I've been here 2 years and I have mixed feelings honestly. The thing nobody mentions is healthcare. It's manageable and it affects daily life more than you'd think.

That said, the public transit is legit. And if you're into kayaking, this place is challenging.

Neighborhood matters A LOT here. The Lakewood side vs the West side are basically different cities. Make sure you visit both before deciding.

I've lived in The Heights for about 8 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from Houston, I was surprised by job market. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Decent public transit for the size
- Affordable housing options
- The walkability scene is solid

The downsides:
- Not very walkable outside downtown
- Limited entertainment options

Overall I'd rate it 6/10 for retirees. It's not for everyone but it works for us..

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 4-bed in The Heights. It's solid for what you get.

Jobs: The market is reasonable right now, especially in legal. If you're in education you might struggle.

People: Generally hit or miss. It took about 12 months to build a solid friend group.

Food: hit or miss. Tons of options if you like Mediterranean.

I've lived in Downtown for about 15 years now, so I can give you a pretty detailed perspective.

it's not perfect but it works for me. When I first moved here from San Francisco, I was surprised by community vibe. It took some adjustment but now I wouldn't trade it.

Food: excellent. Tons of options if you like craft beer.

Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The traffic is genuinely hit or miss and I've found it exceeded my expectations. My neighborhood (Oak Park) is pricey and I feel safe walking around at night.

But if you're coming from Portland, be prepared for the culture shock. public transit is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I'm a writer who relocated here from San Diego about 10 years ago. The main reasons were quality of life and my partner's job.

Pros I've experienced:
- Good schools in most areas
- Good healthcare facilities
- Active local events and festivals

Cons that are real:
- Property taxes are high
- Road conditions need improvement

Financially, we've found it solid compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are stable, gas is surprisingly good.

Socially, the quality of life is solid. Good luck with whatever you decide..
