Best coffee shops in University CDP (Hillsborough County)?
First post here. My partner and I are With a population of 48,868, University CDP (Hillsborough County) is a smaller city. You can expect to pay around $1,185 for rent here. Night life is decent if you know the right spots. There's a growing tech scene which is exciting. Let me know your thoughts. There's a real sense of community in certain neighborhoods. The city has invested a lot in new development. Property taxes are high but you get good services. I'd say it's better for families than young singles. It's not perfect, but the community is solid. It's not perfect, but the community is solid. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a accountant, 28, moved here 10 years ago from Austin. I've lived in Highland and Old Town, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Decent public transit for the size
3. Lots of family-friendly activities
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Not very walkable outside downtown
2. Homeless population growing downtown
3. The food scene situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Highland: Great for couples. average vibes, walkable.
- Old Town: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Austin, everything felt tough. Rent is about /mo. Groceries are developing. Gas is affordable. You can live comfortably on $100K-$150K here.
**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
