Is University CDP (Hillsborough County) getting better or worse?

I'm single, late 50s, and The unemployment rate is 3.6%, which is pretty low. Household incomes average around $36,483 in University CDP (Hillsborough County). Rent is about $1,185/month for a decent place. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable. The city has invested a lot in new development.

Pros:
- Affordable cost of living
- Great weather
- Good job market
- Lots of new development

Cons:
- Cold winters
- Limited nightlife
- Sprawl everywhere
- High property taxes
- Boring for young people
Should I be concerned? Honestly, I think it's a great place if you know where to look. I'd say it's better for families than young singles. There's a growing tech scene which is exciting. I've lived in Eastside for about 13 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from Miami, I was surprised by weather. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Decent public transit for the size
- Strong sense of community
- The public transit scene is solid

The downsides:
- Road conditions need improvement
- Bugs and humidity in summer

Overall I'd rate it 5/10 for young professionals. Happy to answer more specific questions..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Oak Park for 5 years. Moved from Charlotte for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.

**Employment:**
finance is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is hit or miss - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Oak Park schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Dating scene is rough. And pet-friendliness can be frustrating.

**Bottom line:**
