Moving to University CDP (Hillsborough County) for work -advice?

Been meaning to ask this. My partner and I are Median household income is $36,483, which feels on the lower side for the area. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus. Would love some local perspective. Any help is appreciated.

We moved here with our family and it's exactly what I was looking for. Schools in Old Town area are solid. Kids love it here.
