Is University CDP (Orange County) worth moving to in 2026?
So, I grew up here but left for a while. Homes are going for about $275,300 on average. Honestly, I think it's a great place if you know where to look. What do you all think? Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. Night life is decent if you know the right spots.

I've been living here for 10 years and I'd say I have mixed feelings honestly. The school system is hit or miss compared to other places I've lived. Overall No regrets on my end..

I've been in Uptown for 14 years. Moved from Raleigh for weather. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2023 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.
**Employment:**
consulting is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
I love the pace of life here. The outdoor scene is average - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Uptown schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Chain restaurants dominate. And pet-friendliness can be frustrating.
**Bottom line:**
